Rosewood Aggregation 7033 The Gipps Way, Condobolin, NSW 2877

Rural Cropping Property for Sale in Condobolin

Once in a generation opportunity

  • Land: 10,978 ha (27,128 acres)

Introducing the Rosewood Aggregation - One of the most significant broadacre farm offerings in decades.

Area:
10,978.76* hectares / 27,128* acres (92% arable)
• The aggregation is made up of 10 adjoining properties strategically acquired over the last 30 years
• Available as a whole, individual properties or in parts with terms available.

Location:
Situated 30*km south of Condobolin in the Burcher region and 70*km north of West Wyalong with bitumen frontage in the heart of a highly productive grain, sheep and cattle district, with key regional centres including Forbes (100*km), Parkes (100*km) and Wagga Wagga (200*km).

Country and production mix:
The aggregation comprises predominantly red to grey loam soils, providing a productive and versatile farming platform suited to both cropping and livestock enterprises. Natural timbers across the property include a mix of wilga, box, pine, myall and belah, characteristic of the district.

With an estimated 90-95% arable area, the properties have historically been managed as a large-scale winter cereal cropping operation, supported by extensive open paddocks and efficient farm layouts.

Paddocks are large and predominantly open, with minimal timber, allowing for cropping runs of up to 6km, highlighting the property's outstanding operational efficiency for modern broadacre machinery.

The enterprise has also supported Angus and Speckle Park cattle production, together with the operation of an automated lamb feedlot demonstrating the property's flexibility across mixed farming and intensive livestock systems.

Recent investment in technology includes the use of a robotic spray unit, which has been utilised to map and spray the entire property, highlighting the suitability of the holding for precision agriculture and modern large-scale farming systems.

Improvements
Accommodation is provided by six residences and two additional cottages, offering ample housing for management and staff.

Operational infrastructure includes 13 machinery sheds, highlighted by a near-new 1,200sqm complex comprising three adjoining sheds with eave heights of approximately 6 metres, providing excellent capacity for modern broadacre machinery and equipment.

Grain handling and storage infrastructure is substantial, featuring approximately 12,000 tonnes of vertical silo storage, including six 1,580 tonne silos, together with approximately 17,000 tonnes of horizontal storage. This includes a 5,400 tonne sealed grain shed and three 4,000 tonne grain bunkers, supporting efficient on-farm grain management.

Livestock infrastructure is equally comprehensive with three cattle yards, six sheep yards, and five shearing sheds, providing excellent facilities for large-scale sheep and cattle operations.

Additional improvements include a near-new weighbridge, two hay sheds, a bull shed, and a solar pump system, further enhancing the property's operational capability.

Water
The property benefits from reliable water resources, with the Condobolin district receiving an average annual rainfall of approximately 462mm (BOM).

Stock and domestic water is securely supplied via the South Gipps Water Scheme from the Wallaroi creek, ensuring consistent and dependable water availability across the holding.

In addition, the property is well supported by approximately 65 strategically located earth dams, providing extensive water coverage for livestock throughout the paddocks.

Humbug Creek traverses a portion of the property, complemented by a large storage dam and solar pump system, which reticulates water to a network of tanks and troughs across the property.
